It is my goal as a Realtor to help people buy or sell a home.
The list of expires is the first thing I look at when I check the market on the MLS. The expired listings are people who tried to sell and were unable to find a buyer. They are ready to do business. I have several towns selected with which I am familiar. I get to know the people and their needs and wants. Everyone has a different situation. Owners with a growing family would like to buy a larger home. A corporate transfer needs to sell quickly. Everyone has a goal and it is my job to help them find their way.
I tell the person with the expired listing I can help them. I create or find reports that explain market conditions. I work hard to help my clients reach their goals and they do.
One morning I left a message on voicemail for a listing that failed to sell and the seller called me back. After discussions, we listed a world-class mansion in Montclair for sale at $1,800,000. Two months, one week and two days the property was under contract. Another seller satisfied!
