1. The Fee

There is no standard fee for a New Jersey MLS. Many companies charge a flat fee, but some will charge based on usage or on the sale. Before choosing a service, most people investigate several options to help provide them with a clear picture of what the going rate is, but as our rates are consistently low, you won’t have to put out a lot of effort into that.

2. Reputation

Since an MLS is not regulated in New Jersey, there is concern over price-fixing and similar shady practices. If you’re accessing a listing through Remax, then you have no need to worry; with private listings, however, you would have to do some legwork to determine the reputation and reliability of the list operator.

3. Unfair or Illegal Restrictions

A NJ MLS is free to establish the restrictions for its own listing; however, that does not mean that their limitations can’t violate the law. If rules that discourage discounting or competition, or are otherwise unfair, it could cause trouble down the road for you and should be reported immediately.

4. Outdated

The most common problem with multiple listing services is outdated entries and if the problem is rampant, it can be a great waste of your time. With our consistently updated system, you will never have to feel like you threw away the money for your fee, and won’t have to move on to a more up-to-date service.

5. Too Good to Be True

Normally, you would need to watch out for houses that are too good to be true. With our service, you won’t have to visit homes to verify that they are there and in the condition that they are advertised to be or dig through public records to determine the validity of claims, but can save your efforts for homes that you are genuinely interested in.
