FACTS: Seventy-three percent of homebuyers search online sometime during the home buying process. Many Internet buyers narrow their initial search by viewing Multiple Photos and Virtual Tours. More than 75% of Internet buyers employ a real estate agent they find online.

TODAY’S TECH TIP: Multiple Photos and Virtual Tours Enhance Listings, Save Time

Compared to traditional buyers, Internet homebuyers devote more time researching their options online (approximately 4 – 6 weeks) before viewing the properties with an agent. As a result, the Internet buyer physically tours an average of 7 homes with the agent, while the traditional buyer visits about twice as many, an average of 15.  By adding Multiple Photos and Virtual Tours to your listings, you can assist the Internet buyer with their initial search, lead them to you, and ultimately save yourself time.

Because they are showcased first, listings with Multiple Photos and Virtual Tours significantly improve the placement of your listings, allowing Internet buyers to see your home first.  For example, a million dollar listing without any additional photos or virtual tour can be buried on the back pages.  Listings are arranged by list price but within the following groups:  First displayed are those listings with both multiple photos and virtual tours, then those with just virtual tours, next are listings with multiple photos, then listings with the main photo only, and finally listings with no photo.

Multiple photos supplied to the Trend, Garden State, Monmouth and New Jersey MLS will automatically be included in your listing on the RE/MAX of New Jersey website.  To add photos manually to the regional site, simply go to the Listings tab in the Website Management Center.  Select the listing you wish to add photos to. Click on browse, open and add the photo. (You must have a main photo to add additional photos).  Virtual Tour information can be found at REgion Central under the drop-down menu for “Technology”.  When using an affiliated Virtual Tour company , the tour link is automatically uploaded to the regional listing when you notify them of your relationship with RE/MAX of New Jersey.
